Solid 4 - and maybe a half - stars. The location inside the mall is great, as one has multiple options for food without having to leave the building. The staff is very friendly and the rooms are simple but offer evrything one needs for a short stay. The bed was very comfortable. Minus one star for the breakfast, we didn't like the variety and it is very crowded.
Stayed here multiple times previously because the location is very convenient for my work trips, especially with easy MRT access. I still like the modern industrial-style room design and the overall concept of the property.
However, during this recent 5-day stay, I noticed the housekeeping standards and room maintenance have dropped compared to my previous visits.
The hotel changed the hair dryer to a newer model that requires you to continuously press and hold the button while drying your hair. This becomes very uncomfortable if you have long hair. After I gave feedback, the staff replaced it with an older version on the same day, which I appreciated. Still, I would suggest guests with longer hair bring their own hair dryer.
There were also maintenance issues in the room, such as a spoiled conditioner bottle cover upon check-in. Thankfully, housekeeping replaced it promptly after I reported it.
The most disappointing part was the hygiene issue. The cotton buds provided were visibly dirty. At first, I thought it came from my own hands, but after opening another sealed pack, the cotton buds inside were still dirty. This was honestly quite shocking and made me question the housekeeping quality overall.
To be fair, the staff were responsive and polite whenever I raised issues, and they did try to resolve things quickly. The location and concept of the hotel are still great, but I hope management improves the housekeeping standards and maintenance because the experience no longer feels as consistent as before.
Why is this referred in Google Map as a 4 star hotel? This is more like a glorified dorm.
The location: perfect, very central and the shopping mall is convenient.
The service: almost non existent. No room service, the room is not done every day, so you get wet towels from the previous day. This is not even proper for a one star hotel
The room: very small and minimalistic. Mattress is comfortable but built on a MDF platform with difficult access only on one side. There is a sink next to the bed. There is no cupboard, only metal structures that look more suitable for Changi prison then a hotel. No decorations, just a grey ceiling to look at. There is no fridge in the room, only one to share for the whole corridor! There is a small safe but on the floor and difficult to access. The roller blind don't block the sun so you get light in the room at 7am. The window is not soundproof so you can also hear the cars in the street and sirens from the police. The TV is surprisingly big but no TV channel are provided so you are left with whatever you can have on YouTube.
The breakfast: average. No bacon with eggs. The chocolate croissants were not fresh. 1 star
Overall feel: average low cost trendy feel good millennial vibe. It could be a Nike store you wouldn't see the difference but the presence of more shoes.
I was attracted by the price. May be that is only what you can get in Singapore for that money. But when 4 star hotels are not even what YMCA used to be 40 years ago, civilisation is definitely going down the drain.
Didn’t know what to expect when I booked a room at this hotel, as I used Agoda plus some reviews to choose the hotel. I have stayed at one Lyf hotel in Japan and enjoyed it very much.
This hotel is in a great location, took me an hour to get to it from the airport, via MRT and a bit of walking (about 10 minutes).
Great location in terms of entertainment, and sightseeing, within 3inutes, you can walk to some great spots, including the Marina Bay Area, which I did.
The hotel is very nice, well kept and clean. Its decor is very casual, very youthful, as it was designed for digital nomads.
The rooms are excellent and comfy, and of course very clean. The beds and the pillows are very comfortable. Very unique design so that the bathroom sink is outside in the bedroom area.
There are lot of plug points but, they need a bit of maintenance.
The breakfast, which was included with the room was good but could use some improvement in terms of variety and taste.
The staff are excellent and very helpful.
Definitely a place I would consider for the future even though it is a bit pricey.
Perfect place to stay if you are a solo traveler or traveling with a friend. Located right at the center of the city, the hotel is right inside of Funan shopping mall. The shopping mall is also connected to City Hall MRT station through an underground tunnel. Very convenient!
As for the hotel itself - service is fast/efficient, provides all the necessities, and rooms are clean! I would be coming back again.
We stayed here during Chinese New Year, when hotel prices in Singapore are generally high. At the time of booking, the price seemed reasonable — but unfortunately, the actual experience did not justify it.
This was our first stay at a lyf property, and the brand clearly follows a very strong “hipster / co-living / social space” concept. That may appeal to some travelers, but in our case, it came at the expense of comfort and hospitality.
The overall atmosphere never really felt like a proper hotel.
The corridors and floors felt industrial and impersonal. Cleaning carts were left in the hallways, service doors were indistinguishable from guest room doors, and the design gives off more of a hostel or institutional vibe than a welcoming hotel environment.
Service was another weak point.
When we checked out and left our luggage at reception, we filled out the required tag form — but there was effectively no supervision of the luggage area. Anyone could have taken any bag without being questioned. The only focus seemed to be on getting a signature that the hotel is not responsible for lost items. That did not inspire much confidence.
The room concept continues the minimalist “social living” approach. There’s a whiteboard on the wall — but no TV. We booked one of the higher room categories expecting at least a decent view. Instead, we faced a wall and nearby office buildings where you could look directly into offices.
Breakfast was unfortunately the lowest point of the stay.
Guests are expected to clear their own trays, which may fit the co-living concept but feels unusual for a hotel. The selection was very basic and lacked flavor — mostly rice, vegetables, scrambled eggs and other simple items. Nothing stood out positively.
And the coffee was, honestly, the worst we’ve had in a long time. Proper coffee is available at the café machine in the lobby — but only for an additional charge, which felt disappointing.
Overall, the hotel feels heavily focused on branding and aesthetics while neglecting core elements of comfort and hospitality. It might work for young solo travelers looking for a co-living vibe. For families or guests expecting a comfortable hotel experience, it’s difficult to recommend.
Located in a mall, with easy access to MRT and bus lines. Walking distance to the National Gallery, Fort Canning and several malls.
It is a co-living accomodation. Room is quite compact, but spacious enough for two. There are also bigger options for families.
Great hotel in a top location at the Funan Shoppingcenter! The staff were incredibly friendly and helpful, making our stay very pleasant. Our room had a beautiful view overlooking the park, which was a real highlight. Perfectly located for exploring Singapore, with everything close by. I would definitely stay here again and highly recommend it.
