About co-ownership

Sharing ownership in collective accommodations can take many forms, from leases and timeshares😬 to those developed specifically to support coliving principles. Similar to subscription coliving, yet having part ownership giving reduced cost.

Some are operated commercially through a private management company charging for the services provided, others are mutualised through an association or co-op, with variable cost contributions and participatory decision-making.

Every project has its own approach, and naturally when people get together to create spaces, we have different ideas so check your intentions before committing.👍

Most spaces look after all decoration and equipment as in a serviced-apartment, some may also offer dedicated units (or cohousing). Some rent out unused time and distribute dividends, whilst others allow you to trade it, or may reallocate unused time to impact programmes. It can also be possible to swap time between spaces in different locations that work together.

Fractional use

In this approach you purchase equity shares in the property owning entity, of which the shares correspond to use having some form of guaranteed flexible booking, and for which you contribute either at a discounted rate versus rentals, or at-cost.

Return on investment

Be sure to confirm that your expected use, with the discounted rates and all additional costs, are sufficiently below market rental rates to make any risks worthwhile. Some shares or contracts may have a lifetime expiry, or a renewal cost (e.g. after 20 years).

Shareholdings

Where shares are issued with no articles of incorporation defining how much use shareholders gain / have a right to, you will be subject to normal company operations and so the offer and rules may change from year to year or be withdrawn entirely.

Use rights may however be defined through an additional contract, informal agreement or somesuch, yet you must ensure this protects your intended use adequately.

Shares in a limited company issued for any type of use will be affected by any majority holding, and shareholders for this use may be a minority. Either check that there will be no shareholders having any significant majority, or that use rights are adequately protected, e.g. with a dedicted share class. In a mutialised approach, a co-operative avoids majority influence by giving every shareholder just one vote.
